Services

Scope of Services

Brilliance Studio provides residential renovation, interior and exterior design, design-build coordination, structural modifications, and related construction services across Canada. Each project is governed by a written proposal or statement of work that defines the scope, phases, materials, timelines, and completion criteria agreed upon before work begins.

All services are performed in accordance with applicable provincial building codes, the National Building Code of Canada (NBC), and local municipal requirements.

  • Project scope, phases, and deliverables must be agreed in writing prior to construction start.
  • Change requests, material substitutions, or additions to scope require a written change order and revised estimate.
  • Client selections, approvals, site access, and permit readiness directly affect construction timelines.
  • Brilliance Studio may engage licensed subcontractors for specialized trades including electrical, plumbing, HVAC, and structural work.

Payment

Payment Schedule, Holdback, and Change Orders

Renovation projects in Canada are typically invoiced on a milestone basis. A deposit is required before project mobilization, with progress payments tied to defined construction phases. The final payment is due upon substantial completion and client sign-off.

In accordance with provincial construction lien legislation — including Ontario's Construction Act — a statutory holdback of 10% of the value of services and materials may be retained by the owner until the holdback release period has expired. Specific holdback terms will be stated in the project agreement.

Change orders for scope additions, material upgrades, or unforeseen site conditions will be priced and approved in writing before the additional work proceeds. Unauthorized changes may not be covered under the original agreement.

  • Deposit amount and milestone payment schedule are defined in each project proposal.
  • Invoices are due within the period stated in the agreement; late payments may be subject to interest.
  • The statutory holdback period under applicable provincial construction legislation must expire before final holdback release.
  • Brilliance Studio reserves the right to pause work if invoices remain unpaid beyond the agreed terms.
  • All pricing is in Canadian dollars (CAD) and excludes applicable taxes (HST/GST) unless stated otherwise.

Permits & Compliance

Building Permits, Inspections, and Code Compliance

Many renovation projects in Canada — including structural modifications, additions, basement finishing, plumbing changes, and electrical work — require a building permit issued by the local municipality before work begins. Brilliance Studio will advise on permit requirements for your specific project and can coordinate permit applications where included in the project scope.

All work will be carried out to meet or exceed the requirements of applicable codes including the National Building Code of Canada, Ontario Building Code (OBC), and relevant local bylaws. Required inspections will be scheduled and completed at the appropriate construction stages.

  • Permit fees and municipality processing times are outside Brilliance Studio's control and may affect timelines.
  • Work will not proceed on permit-required phases without valid permits in place.
  • The client is responsible for ensuring the property is accessible for inspections as required.
  • Any unforeseen code deficiencies discovered during renovation will be communicated promptly and addressed in a documented change order.

Insurance & Safety

Insurance, WSIB, and Site Safety

Brilliance Studio maintains general commercial liability insurance appropriate for renovation and construction services. Workers engaged by Brilliance Studio are covered under the Workplace Safety and Insurance Board (WSIB) or equivalent provincial workers' compensation coverage, as applicable.

Clients are advised to notify their home insurance provider before renovation work begins, as active construction may affect existing coverage. Brilliance Studio is not responsible for loss or damage to property not directly caused by its own work.

  • Proof of liability insurance and WSIB clearance certificate can be provided upon request.
  • Subcontractors engaged by Brilliance Studio must maintain their own insurance and WSIB coverage.
  • The client is responsible for securing the property and removing valuables from work areas prior to construction.
  • Site safety protocols comply with applicable Occupational Health and Safety Act (OHSA) requirements.

Warranty

Workmanship Warranty and Material Guarantees

Brilliance Studio warrants its workmanship for a period of one (1) year from the date of substantial completion, covering defects directly attributable to the work performed. This warranty applies to the labour and construction methods used by Brilliance Studio and its subcontractors.

Manufacturer warranties on materials, fixtures, appliances, and finishes are passed through to the client and are subject to each manufacturer's terms. Warranty coverage does not apply to normal wear and tear, damage caused by improper use or maintenance, or modifications made by others after project completion.

  • Warranty claims must be submitted in writing within the warranty period.
  • Warranty does not cover damage resulting from client modifications, misuse, or neglect.
  • Material and product warranties vary by manufacturer and are independent of Brilliance Studio's workmanship warranty.
  • For new home construction in Ontario, applicable Tarion warranty coverage may apply — confirm with Brilliance Studio at project outset.

Privacy

Personal Information and PIPEDA Compliance

Brilliance Studio collects personal information — such as name, email address, property address, and project details — solely for the purposes of responding to inquiries, preparing estimates, delivering contracted services, and maintaining business records.

Brilliance Studio operates in a manner consistent with the Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable provincial privacy legislation. Personal information is not sold, rented, or disclosed to third parties except as required to deliver services (e.g., permit applications, subcontractor coordination) or as required by law.

  • Information is collected only to the extent necessary for the purpose stated at collection.
  • Reasonable technical and organizational safeguards are maintained to protect personal data.
  • Clients may request access to, correction of, or deletion of their personal information at any time.
  • Personal information is retained only as long as required for business, legal, or tax purposes — typically seven (7) years for financial records under the Income Tax Act (Canada).
